WATER   
           
To re-establish water service both Henderson and the Las Vegas Valley Water District require three to five (3-5) days of lead time.  Representatives from both municipalities conveyed that water can usually be restored in one to three (1-3) working days.  Both Henderson and LVVWD only restore service Monday through Thursday between 7:00 AM and 6:00 PM.

Las Vegas Valley Water District (LVVWD)              (702) 870-2011
 
The LVVWD requires you fill out a form to start, stop, or change service.  This form is available on the Internet at:http://lvvwd.com/assets/pdf/form_start_commercial.pdf
 
Once completed this form needs to be hand delivered or sent by fax.  The fax number is: (702) 258-7165

Sometimes both Henderson and LVVWD may require a refundable deposit in order to restore service.  You should call the appropriate municipality to verify whether you would need to provide a deposit.

ELECTRICITY   NV Energy (702) 402-5555

Electrical power is the easiest utility to restore.  Representatives from NV Energy stated that service can generally be restored by the next working day.  Any agent is able to restore services if they have an established or prior NV Energy account in their name that is not delinquent or in arrears.  There will be a $15.00 charge for establishing service.  Understand that you will personally pay for the energy used but if the power is only established for a short duration it usually doesn't amount to much.  You can't placer an order to disestablish service until afterservice has been established to the home and then there is a five (5) day lead time to turn the power off.

NATURAL GAS   Southwest Gas Company (SWG)  (877) 860-6020

Gas is the trickiest utility you'll have to deal with.  Southwest Gas (SWG) cites a five (5) working day lead time.  Working days as defined by SWG are Monday through Friday.  Much like the electric company if an agent has an established or prior SWG account in their name that is not delinquent or in arrears then the agent will not need to fill out an application for service.  SWG is empathetic to the plight of real estate agents working with REO and vacant short sale properties and recently they are pretty good at getting gas service restored to the home within 2-4 days.
