HOUSING
Aliante
This is the flagship master-planned development of North Las
Vegas. It has 1,165 acres to be dedicated to residential and 100
acres for commercial development. Amenities include an 18-hole
championship golf course, parks, and a 24-mile trail system.
Anthem
An upscale development by Del Webb, Anthem is located high in
the hills of the McCullough mountains, 2,525 acres, with
spectacular views of the Las Vegas Valley. Developments within
the Anthem master plan include Anthem Highlands, Anthem
Country Club and Coventry at Anthem.
Green Valley Ranch
Nestled in the foothills of the Black Mountains and masterfully
designed on 1,311 acres, this community is peaceful and clean,
with easy access to I-215. The area is in close proximity to The
District at Green Valley Ranch and the Henderson Multigenerational
Center.
Inspirada
Located in the southern foothills of the Las Vegas Valley, this
community features an diverse blend of architectural styles. The
residential villages feature choices from brownstones to estate
homes that surround a city center filled with restaurants, shops,
offices and other commercial amenities.
Iron Mountain Ranch
When complete, it will have 1,700 homes, a European style spa
and a major resort/casino. It is close to the Red Rock National
Conservation Area, Silverstone Golf Club and Aliante Golf Club.
Lake Las Vegas
Located just minutes from Lake Mead, in Henderson, this 2,243
acre community offers 2 golf courses, custom homes and home
sites, 2 major resort/casinos, shops, a beach, marina, Yacht Club
and fitness club.
MacDonald Highlands
Overlooks the valley from the southeast corner of Henderson.
3,200 acres with 4 villages. DragonRidge Country Club, with an
18 hole championship golf course, walking trails, parks and a
Manned 24 hour Guard Gate. This is very private community.
Mountains Edge
A 3,500 acre community that when full developed, will offer 4
elementary schools, 2 middle schools, a high school, a fire station,
shopping centers and restaurants, with more that 500 acres
designated for parks and trails. Developers are taking great care
to maintain as much of the surrounding landscape of the area as
possible.
Nevada Trails
Nevada Trails is an established community with 23 acres of parks
and 10 acres of trails. Residents enjoy the palm-lined entry, parks
and walking trails, as well as the home exteriors and features such
as courtyards and single-story designs.
Providence
Providence is located on 1,200 acres in the upper west side of the
Las Vegas Valley. Ideally situated on a high valley shelf with a
Las Vegas has NO PERSONAL INCOME TAX. There is no state
income, inheritance, gift or estate taxes.
Inventory or corporate taxes are levied. The low overall taxes has
made Las Vegas a hot-spot for industrial and professional growth.
The Clark County Assessor's Office determines the taxable value of
each parcel of land improved or unimproved. This value is multiplied
by 35% to acquire the assessed value of the property.
Property taxes are figured by multiplying the assessed value by the
tax rate which is limited to a total of $3.64 per $100 assessed.

Property Tax Due Dates

Seven Hills
Located in the Southeast of the valley in Henderson, A 1,300 acre
community high above the city offering 2500 homes surrounded
by business parks and shopping, there are golf course homes, a 27
hole golf course, clubhouse, tennis and a 2,000 seat stadium.
Southern Highlands
Located in the southwestern valley, with easy access to I-215, the
"strip" and US 95. Many homes are being built on the Golf Course,
which features a 42,000 s.f. clubhouse with library, wine room,
dining and shops. The north end is "The Estates", centered around
the Southern Highlands Golf & Country Club. The south end of the
community is "The Villages at Southern Highlands".
Summerlin
Located on the West foothills of the valley. Summerlin is unfolding
in villages, each centered around its own major park, golf course
or major amenity. Currently, there are 17 villages, eventually, the
community will be home to 30 villages. Each Summerlin village
has its own distinctive style of architecture and design, evident in
streetscapes, landscaping and village walls. Summerlin is
exclusive home to the PGA Tour Tournament Players Club stadium
golf course here in Nevada. It features a private 18 hole
championship course in the hills near Town Center Drive and
Summerlin Parkway.
Tuscany
New gated development is located close to Lake Las Vegas and the
Lake Mead National Recreation Area. A Tuscany themed
development offering the Tuscany Recreation Center and the
Tuscany Golf Course.
